How the Compass Private Exclusive program helped these empty nesters quickly sell their home

My clients, Eric and Rachel, were at a transitional point in their lives – feeling ready to move on from their suburban home in Oak Park where they had raised their two sons, but not sure where they wanted to land for their next long-term home. They initially wanted to explore rental options in the city or nearby suburbs, but they were concerned about how the timing would go with selling their home, particularly if they would have to vacate the home to do some refreshing/updating prior to listing.

We talked through the process together, including challenges and opportunities in the current market, and confirmed that they were ready to sell their home. They had very specific needs for a rental property, so we started by searching online and in-person to see what was available that fit their criteria. We also decided that before beginning the process to formally list their home for sale, which would likely include engaging contractors to do pre-listing work, we would first put their home on as a “Private Exclusive” listing through Compass.

Through the Private Exclusive program, Compass agents can share their clients’ properties with other Compass agents and their clients while the property is being prepared for listing, prior to formally listing on the market. This allowed Rachel and Eric to take advantage of the very hot spring market, to get their home in front of serious buyers without delay.

Once the home was listed as a Private Exclusive, showing requests from Compass agents came in very quickly, and we received offers from each of the first two buyers that saw the home. We negotiated quickly and ended up under contract with one of those buyers, at over the pre-market asking price.

Once under contract, we shifted focus to finding a rental that met their criteria and would be available quickly to accommodate their buyers’ need for a short closing date. We found a great place in the City that will give them the space they need and two garage parking spaces, while they figure out where to search for their next forever home.
