Hoping to sell your property over asking price?
Here’s how our team made it happen.

by Laura England

The England Group has a very successful track record with corporate relocation clients. We approach these listings as a team since there are several more components. Our clients reap the benefits of having the entire group strategizing and marketing to sell their homes. Relocation deals are competitive, so the sellers typically interview at least two brokers to decide who they want to work with.

Ted and Maria, our prospective seller clients, owned a gorgeous newer condo in Lincoln Square. Based on their location, finishes, layout, and current market conditions, they were in a wonderful position to sell at a very good price. It had been a crazy spring with homes going under contract in days and selling over the asking price with multiple offers. While we looked at the recently sold comps, we also went the extra mile to contact all the brokers with similar homes that were under contract but not yet sold to gain insight that would help with our pricing strategy.

Ted and Maria paid $640,000 in 2020. A competing broker recommended $700,000 while we recommended $750,000 based on our extra research on the most recent deals that were yet published. Tim and Marissa chose to work with us and decided to list at $730,000.

After we were awarded the listing, we quickly promoted the listing on social media and sent letters to targeted buyers. The first showings were scheduled on a Friday evening along with a Saturday morning open house with a huge turnout. As a result, we ended up with multiple competing offers and sold Tim and Marissa’s home for $775,000 – $45,000 over the list price! Ted and Maria were thrilled and recognized how our team effort paid off in a truly meaningful way.
